The MIX Manchester partnership, made up of Manchester City Council, Greater Manchester Pension Fund, and Manchester Airports Group, is preparing a hybrid application for a 24-acre chunk of the £1bn scheme that is due to be submitted early next year. As part of the planning process, an EIA scoping opinion has been requested.
Documents lodged with the request reveal that the partnership will seek full consent for 72,000 sq ft of mid-tech units and a 1,500-space car park spanning 18 levels.
Outline elements of the project total 1.15m sq ft and include a range of uses including general industrial, research and development hubs, advanced manufacturing facilities, and hotels.
The proposals will be delivered across three parcels of land off Enterprise Way. The western parcel south of Thorley Lane is currently used as a car park, while the eastern portion of the site is vacant.
The plans align with the strategic regeneration framework for the campus signed off last year.
Emily Fleet, development manager for MIX Manchester, said: “Our plans for MIX Manchester will deliver a high-quality, sustainable innovation campus designed to support advanced manufacturing, research and development, laboratories and office space, underpinned by significant investment in biodiversity, active travel and high-quality public realm.
“A six-week public consultation will run imminently on the detailed proposals for phase one in due course. We encourage residents, businesses and stakeholders to take part, share their feedback and help shape the next stage of the project.
“We have submitted a scoping opinion request to MCC and are currently awaiting the outcome. This is an important procedural step in preparing our planning application for phase one of MIX Manchester. The opinion will set out the matters the council expects us to assess in our environmental statement, and we will now continue our detailed technical work in line with those requirements.”
