Bookings have gone live for Dakota Manchester Airport, a £55m new site from luxury hotel brand Dakota Hotels, which is set to launch this summer as the UK’s ‘first luxury airport hotel’.

Slated to open from July 1, the 154-bed property will mark the second Manchester site for Dakota, following its city centre hotel on Ducie Street.

Designed by KPP Architects, the new hotel will include a premium bar and brasserie-style grill on the ground floor and will provide 130 car parking spaces and a dedicated shuttle service to and from the airport terminals.

Dakota Manchester Airport will also be home to an al fresco Cigar Terrace and Humidor, private dining rooms, a dedicated Champagne Room and versatile event spaces.

Matt Townley, group operations director at Dakota Hotels, commented: “Officially opening bookings for Dakota Manchester Airport marks a major milestone for the project and brings us another step closer to our highly anticipated launch.

“This development has been carefully designed to reflect the signature Dakota experience while responding to the needs of a highly connected, international location. Ahead of our planned 1 July 2026 opening, we’re delighted to be welcoming early interest and look forward to introducing a new standard of luxury hospitality at Manchester Airport.”

The new hotel will be located off Enterprise Way, on a three-acre plot at Mix Manchester.

The joint-venture partnership behind Mix Manchester comprises Columbia Threadneedle Real Estate, Manchester Airports Group (MAG), Beijing Construction Engineering Group International (BCEGI), and Greater Manchester Pension Fund (GMPF).

Gareth Jackson, group property director for Manchester Airports Group, previously said of the project: “[Dakota is] a superb brand, one which closely aligns with our ambitions and vision for the forward-thinking companies that we’re aiming to attract.

“It will provide an exceptional standard of accommodation and high-quality service for both employees and for some of the 28 million passengers who travel through the airport each year.”

The Mix Manchester Strategic Regeneration Framework (SRF) will see the creation of the UK’s first airport-based science, innovation, and manufacturing campus.

The Dakota Hotels site will join other new amenities at Mix Manchester, including additional hotel and leisure facilities and extensive public realm, all of which is designed to complement the development’s wider masterplan which comprises 2m sqft of high-quality science, innovation, and advanced manufacturing space.
